New homes priced below affordables
A gauge of how keenly many new homes are currently priced is reflected in how the new homes compare with those offered for sale under Dublin City Council's (DCC) affordable-home scheme.
A glance at our On View column shows that prices for 'private' homes now range from as low as €104,950 for a one-bedroom apartment at City West Plaza in Dublin 24. Slightly nearer to the city similar accommodation is available at the Arena in Tallaght from €149,000.
An even keener starting price of €129,500 is available at three other Dublin locations: Clare Village, Dublin 17; The Hastings in Balbriggan and Newcastle Lyons in Newcastle. These prices compare with a price of €130,000 being quoted by DCC under its affordable-home scheme for a one-bedroom apartment at Poppintree Park, Finglas, where three-bedroom units are available for €190,000.
Nearer to the city centre DCC's affordable-home scheme is asking as much as €205,000 for a one-bedroom apartment at Hampton Lodge, off Grace Park Road. Then again Hampton's location in Drumcondra is much more convenient to the city centre so it is understandable that it might command a higher price.
Also more convenient to the south city centre is Herberton in Dublin 8 where DCC is quoting €170,000 for a two-bedroom apartment.
Last year DCC sold 212 homes under its affordable-home scheme and it currently has 80 available including two and three bedroom units.
