New home view: Kilcock homes have easy access to the city

Busy village with competitive prices just a short commute from Dublin

Kilcock is a busy village. There are plenty of shops, restaurants, a train station and, given its proximity to the M4 motorway, a road network which makes its Kildare location an easy jump to Dublin for commuters.

With house prices considerably lower than the capital, migration here is not a big leap. This new development (just 37 houses) is in Boycetown, which is just outside the heart of the centre and will appeal to local trader-uppers too.

It is adjacent to the newly-opened Greenway which will eventually run, we are told, from Dublin to Athlone, offering cycle and walking paths. At least this section is already in situ, making it a nice diversion for locals.

The houses themselves are all detached and those on view this weekend are four-beds, of which there are three styles. Some will be occupied by this month, while the others will all be on stream by year end, so there won't be any hanging about from purchasers eager to move in.

The Beech is the showhouse, measuring 1,520 sq ft and priced from €375,000. It has a downstairs layout of kitchen/dining room along the rear, with double-door access to the back garden. There is a living room to the front with a bay window and wood burning stove, and a guest WC and storage closet off the hall. The downstairs benefits from a 9ft ceiling.

Upstairs are four bedrooms, one ensuite, and a family bathroom. There is also a proper hot press, which is rarer than you might think in new houses. A-rated, it has the usual array of insulation measures and runs on gas-fired central heating.

The other styles are the Willow, which is similar but slightly smaller at 1,320 sq ft (€360,000), and the Sycamore, which is interesting in that it looks like a dormer, but is being described as a "one-and-a-half storey" house.

It is double-fronted the right hand side has two bedrooms on the single storey, with an ensuite and shower room, while the left is two storey with a traditional layout, the other two bedrooms being upstairs, one also ensuite, with a main bathroom here also. It has been priced at €415,000 and is the largest of all at 1,795 sq ft. Its quirky design may well appeal to an older resident.

There is good attention to finish in the kitchens (from Keanes), wardrobes and internal doors.

Gardens are large and seeded, with fencing separating houses. The driveways are gravel with limestone paving, and this stone is echoed in a front clad, which features charcoal trim so the colours blend naturally. The pitched roof allows for future development of the attic space.
