This is the second phase of three in the popular village of Saggart which has grown exponentially since the introduction of the Red Line Luas and the Citywest Business Park.

Indeed, a number of large employers including Pfizer, Sony and SAP have contributed to a splurge in housing as employees strive to find accommodation near the office. So, it is liked as a location for both buyer and investor alike.

Drury Mills is aimed at this group, with Anthony Neville Homes releasing 21 two, three and four-bedroom houses from terraced to detached which meet the brief.

Exteriors are contemporary - pale ochre brick against white and stone render with smart black window trims and front door.

Fronts are largely open-plan with hedging and greens planted, making them low maintenance.

Any green fingers can be satisfied with the back gardens which come seeded and with a paved patio.

Busy workers don't have time to do too much shopping, so flooring (tile and carpet) comes as standard with a full range of kitchen appliances. Interior woodwork and fittings is by Cawleys. There are six styles in all and starting with the most compact, they are:

* Type A1 - a two-bed terrace at 969 sq ft. It has a kitchen/dining area, separate living room, WC and storage on the ground floor with the two bedrooms, an ensuite and bathroom upstairs, priced from €260,000.

* Type B3 and E3 styles are both three-bedroomed units. The first is a traditionally built end-of-terrace with a kitchen/dining/sitting room, separate living room up front and a utility and WC rounding off the ground floor. Upstairs are three bedrooms, a large ensuite and bathroom.

The second type has its entrance in the centre of the house, making it double-fronted, which often gives the illusion of more space, although in this case it's true.

The B3 is 1,227 sq ft while the E3 comes in at 1,378 sq ft but is a semi-detached rather than terrace design. It also has the same room structure, but in a different layout.

These will be €290,000 and €325,000 respectively.

* The four beds are called the B1, C and E1. The first is a terrace with side access, measuring 1,733 sq ft, making it the largest of those available.

Built over three floors, the downstairs has a kitchen/dining area, living room, utility and WC. Three of the bedrooms are on the first floor with another sitting room/playroom and a bathroom. The top floor has the master bedroom, which is ensuite, and a balcony.

The other two are 1,367-1,378 sq ft and are each two storey with the E1 having a double-fronted aspect with centre access and it comes in a semi or detached version. Prices here range from €325,000-€365,000.

Attic conversions are on offer for some of the two storey houses with a full fit-out, including bathroom at €25,250 plus VAT.
