More than 20 auctions scheduled for autumn
So far about 20 properties have been scheduled for auction in Leinster this autumn. This is a relatively low level of activity in contrast to the first half of the year when more than 200 properties went to auction throughout the country.
It is also disappointing considering the transparency that auctions offer on prices and property values at a time when not just buyers, but also the Government and the industry need reliable valuations.
It's a further disappointment that so few of the auctions scheduled are for urban houses, with only two in Dublin. Nevertheless, it is understandable that private sales dominate considering how long it takes to get mortgage approval and how long homes take to sell.
Meath wil account for eight properties going under the hammer, three houses and the remainder land or residential farms.
The Meath houses will include Netherfield, Gormanston, a three-bedroom bungalow on 2.25 acres, for which the agent, Con O'Donoghue (041 9833320), is guiding €350,000.
Near Navan, an equestrian property, Claddagh House, Wilkinstown, comes with 100 acres, 18 loose boxes and a swimming pool.
Joint agents Raymond Potterton (046 9027666) and Charles Smyth (086 1609388) are guiding €1.9m.
A third Meath house is a semi-detached cottage on half an acre at Blackwater Bridge, Enfield. Brady Property Partners is guiding €80,000 and point out it needs refurbishment.
In Longwood, Coonans (01 6286128) are quoting €600,000 for Lionsden House, a six-bedroom house on 53 acres, which will go for auction on October 19.
The same agents are guiding about €9,000 per acre for small parcels of land, which they will auction on October 14 at Gilliamstown, Rathfeigh and Macetown, Tara.
The latter will be sold in two lots, one of which comprises a derelict cottage on 1.3 acres which has a guide of €13,000.
Nearby at Slanestown, Tara, a 313 acre tillage farm will be auctioned by joint agents Goffs Country and Savills in two lots with a guide of €10,000 per acre.
Wicklow will see five auctions and the most valuable of these is Killoughter near Ashford, a three-bedroom farmhouse with three reception rooms on 160 acres. Jordan Town and Country are quoting an AMV of €2.5m for the property and its equestrian facilities for the auction on October 19.
On the western side of the county, Quinn Property (053 9426234) will auction Merginstown Glen, Dunlavin in three lots on October 5. Lot one is a traditional farmhouse on 12.35 acres, for which the AMV is €230,000. The agents are guiding €350,000 for the 51 acres of grazing land on its own and will also offer the two lots combined.
The same agents will auction a nearby three-bedroom bungalow on a 0.9 acre site on the same day and it has a €130,000 AMV.
Earlier in the month, on October 1, Quinn will auction a six acre roadside holding with good road frontage at Rosnastraw, Tinahely, for which they are guiding €8,000 per acre.
Two days later a 3,000sq ft bungalow on one acre at Dunganstown will go for auction. Harrington Auctioneers (0404 67929) are quoting €300,000 for the six-bedroom, Rossdunboy House.
In Dublin 14, a four-bedroom, detached, corner-house on large gardens, with potential for a further house, will be auctioned by Douglas Newman Good (01 283 2700), who are guiding €595,000 for the auction on October 18.
In Dublin 4, a modern mid-terrace, three-bedroom house at 3 Carlton Mews, Ballsbridge Woods, will be auctioned by GVA Donal O Buachalla, who are quoting an AMV of €700,000 for the auction on October 1.
Kildare will see at least three auctions, two for properties near Straffan, home of the K Club. Goffs Country (045 981048) is selling Bishopscourt, Straffan in two lots and is guiding €550,000 for one of these lots, a farmhouse on 10 acres and €20,000 per acre for the second lot of 59 acres.
Coonans are guiding €15,000 per acre for 37 acres.
In Kilkenny, Buggy Auctioneers (056 7796161) are guiding €590,000 for Hillview House at Gurteen, Castlecomer, a four-bedroom, restored house, with stables, an apartment and 11.75 acres. It goes for auction on October 8.
In County Wexford, a 9.6 acre roadside holding,with a €120,000 guide and planning permission for a dormer bungalow, will be auctioned on October 1. The agents, Quinn Property, point out that the land has extensive frontage onto two roads and will be offered in two lots, with one of them, the 3.6 acre development site guiding €50,000.
