Miller’s Glen four-beds are well worth the wait

It might be getting a bit on the chilly side for deckchairs, but if you're planning on visiting the latest launch at Miller's Glen this weekend, it might be no harm to bring one.

You'll recall this was the development which, in 2014, was accompanied by photographs of a queue of prospective buyers camped outside - it was enough to believe the recession was finally over.

Well, there are 150 families living in the large Gannon Homes development today, but the property market seems as constricted as ever as mortgage credit remains tight.

However, there will be undoubted interest in these three and four-beds, of which there are 41 coming to market now.

The three-beds are similar to those already on site, with a kitchen/dining room, living room, WC and utility on the ground floor and three bedrooms (one ensuite) and a family bath upstairs.

They come in terrace, end-of-terrace and semi-detached styles ranging from 1,195 sq ft - 1,260 sq ft and retailing from €292,500 to €300,000, which are fair price points for this market of first-time and young family buyers. There will likely be interest from investors, given Swords' proximity to the airport, M1 and busy retail local parks.

The four-beds are the big news. Gannon has extended to three storeys here and built semi-detached properties measuring 1,582 sq ft.

Priced at €367,500, these will be in the new Park Avenue area of the development. The style is called Fancroft and has a similar ground floor layout to the three-beds, with a large wrap-around kitchen/dining/sitting room to the rear (double doors lead to the garden/patio), with a separate living room up front (some of these are dual aspect).

The first floor has two bedrooms and a bathroom with a quirky laundry room (utility), which is unusual, but does the job. The second floor has the master bedroom, ensuite, with the fourth bed here also - some families may wish to use this as a study or den of course.

Typically with Gannon Homes, these are 'A' rated - there is no chimney so it's air tight, with a super efficient boiler, solar panels, uPVC double glazing and an electric fire with back-up gas-fired central heating.

Miller's Glen is 2km from Swords' Main Street, with the Pavilions Shopping Centre nearby, while its own 'village', Applewood, is a five minute walk.

The airport is 6km away, making this a popular location for workers there. A wide range of schools, sports amenities and retail units are in the area, including golf, football and GAA facilities.
