Meath house prices

The three-bedroom semi-detached sector of the Meath market suffered the least in the market downturn with new and second-hand three- bedroom semi-detached houses declining in value from peak levels by 31.5pc and 32.4pc respectively.

At the other end of the spectrum, second-hand one- and two-bed room apartments have fallen from peak levels by 47.7pc and 49.4pc respectively.

To put things into perspective, it is currently possible to buy a four-bedroom detached house in Meath for €285,000 -- marginally more than the market peak price for a new one-bedroom apartment.

All agents reported an increase in sales activity in the first four months of 2010. Meanwhile, the average time it takes for a property to go sale agreed after it first appears on the market in Meath is 21 weeks, higher than that experienced in Kildare, but on a par with that in Wicklow.

Compared to its Mid-east neighbours Meath has a slightly larger proportion of its existing housing stock constituted by detached houses at 55pc of the total.

Meath's semi-detached and terraced houses, at 28pc and 9pc respectively, still account for a relatively large share. Meath also has one of the highest rates of homeownership in the country at 82pc.

The Royal County does not appear to be experiencing a serious supply problem, with just 2.3pc of the existing housing stock currently on the market for sale.
