Robswall, Malahide, Co Dublin
Selection of neo-Georgian houses
EVEN in the current market the opportunities to buy family houses at keen prices are rare in the sought after northside suburb of Malahide. This is why the latest sharp price cuts have added to the attractions of the 38-acre coastal development of Robswall.
Sea views, space and style in abundance. are among the additional attractions which have seen agents HT Meagher O'Reilly sell a number of these houses in recent weeks.
Four-bed neo-Georgian homes have seen prices decline by a staggering 57pc, from €1.29m in 2007 to €495,000 in 2011, which is good news for home-hunters looking to live in this elegant Dublin suburb.
According to the agent, David Browne, there has been especially strong interest among local buyers who grew up in the Malahide area but had been priced out of the neighbourhood during the boom.
Now they are able to enter this market again and live near their family and friends.
Other homes currently on offer are a selection of three-bed townhouses and semi-detached houses, which are priced between €295,000 and €340,000 and offer good value for money compared to just four years ago. Other larger four-bedroom houses are priced from €420,000.
The largest of the remaining houses are the four-bedroom 175sqm Georgian style three-storey houses, which are now priced from €495,000 down from €1.2m. at the peak.
For those lucky enough to have their finances in order, Robswall holds many attractions. Situated along the Coast Road, this upmarket 38-acre seaside development, which is adjoined by 90 acres of parkland, overlooks Malahide Estuary and Lambay Island.
Within walking distance of Malahide village, Robswall is close to local shops, schools, Dart Station and other amenities.
Originally the developer Gannon Homes planned to build 550 apartments, duplexes, mews houses and town-houses on the site.
Stylishly designed, these homes have attractive features, including 12ft ceiling heights, half landings, large windows and sky lights in both the livingroom and kitchen dining areas.
To further entice buyers, McNally Alnoart kitchens have been fitted along with contemporary sanitary ware and tiling.
Show-homes at Robswall are open this weekend from 12-2pm on Saturday and Sunday.
