Longford house prices

Small new home units have taken a big hit on prices, with new one- and two-bedroom apartments and new two-bedroom townhouses falling in value by more than 50pc from peak levels in Co Longford.

However larger houses have not suffered as badly. For instance a new four-bedroom semi-detached at €170,000, has seen its value drop 38.2pc from peak levels. This is now €5,000 cheaper than a new one-bedroom apartment at the height of the market.

While agents surveyed reported fewer properties on the market now than at the beginning of the year, they also all disappointedly reported a decrease in sales activity in the first four months of 2010 relative to the final four months of 2009.

In addition, it takes an average of 20 weeks to sell a property, from when it first goes on the market to becoming sale agreed.

One agent elaborated saying there was not a huge volume of unsold stock in Longford Town, with much of the unsold stock located in the smaller towns and villages. He added that, contrary to popular belief, Longford does not have as many ghost estates as is thought.

Overall it is mainly first-time buyers who are actively looking to buy, as well as those retiring.

Relative to other rural counties, Longford has a low owner-occupancy of 70pc as it has a higher than usual proportion of social housing. The unsold housing stock in Longford is comparatively higher than many other areas, although it is still not the worst offender, with an estimated 4pc of the existing housing stock on the market.

The second smallest county with only 34,391 inhabitants, the majority (66pc) of properties are detached.
