The second and last phase of brick-fronted three-storey homes has been launched at Colmkille's Mews, a small development situated in a cul-de-sac just off the Ballycullen Road, at the foothills of the Dublin Mountains.

The first phase of the south county Dublin estate was released last spring, in the form of four properties. The second phase has just three homes - two end-of-terrace units and one mid-terrace dwelling.

The largest of these three homes is No 6 Colmkille's Mews, which measures 1,950 sq ft and costs from €469,000. There is 1,700 sq ft worth of space at No 5 and at No 7, which are priced from €465,000 and €475,000, respectively.

The properties were built by Leading Homes Ltd to maximise the open-plan living space. The grey front door and the hallway have been positioned to the side of the two end-of-terrace properties. As a result, each room is the width of the house, thereby making the most from the incoming natural light.

Off the hallway is a large living room that overlooks the front garden. A kitchen/dining room with double-glazed French doors leads directly out to a balcony and rear garden. Also on this level is a utility room with built-in units off the kitchen, as well as a guest WC.

The first floor has two large en-suite bedrooms that span the width of the house. The top floor consists of the third and fourth bedrooms, the main bathroom, and a plant room that houses the cylinder, boiler and photovoltaic equipment for the solar panels on the roof that generate electricity. A gas condensing boiler ensures that the heat required by the household is produced efficiently, reducing energy waste at the A3-rated homes.

The scheme is within walking distance of a Lidl supermarket and the Knocklyon Shopping Centre, while SuperValu and Rathfarnham Shopping Centre are also close. Colmkille's Mews has easy access to the M50 motorway network, and the stop for the 15 and 15B bus routes is right outside on the main road.
