Laois house prices: Laois fall is still relatively modest

Remarkably the price trends suggest that prices in Laois have declined relatively moderately when compared to other parts of the country, with falls ranging from as low as 21.9pc for five-bedroom detached houses to 38.9pc for two-bedroom apartments and two-bedroom townhouses.

Even though prices are considerably lower than those found in neighbouring Kildare, there may be some further price declines in some segments of the Laois market if experience elsewhere is anything to go by.



Agents are divided on supply and sales trends. However, it is reassuring that no agents recorded an increase in stock levels or a decrease in sales activity. In addition, the time-to-sell indicator is relatively healthy at 14 weeks.

Some examples of recent sales in Laois include three-bedroom semi-detached houses in Portlaoise for €140,000, three-bedroom detached houses in Mountrath for €175,000, a two-bedroom apartment in Portlaoise for €130,000, a four-bedroom detached house in Portlaoise for €260,000 and a two-bedroom mid-terraced house in Mountmellick for €99,000.

While the property market benefited from the expansion of the Dublin commuter belt, such demand is likely to have fallen as Dublin housing became more affordable.

Detached houses comprise 60pc of housing stock but semi-detached account for almost one-in-four homes and terraced houses at 10pc. Homeownership is a relatively high 79pc.

An estimated 3.9pc of housing stock is for sale and while this is only marginally above the national average of 3pc. It is considerably higher than that found in Dublin and other commuter counties and suggests some over-supply.
