Lack of supply is forcing up prices

The Market:

In common with many parts of neighbouring south Dublin, the area has been on the up since the October 2012 budget starting with Greystones. Around 50% of sales are cash – the market will not return to normal until new houses begin to be built and the banks start lending again, according to veteran estate agent, Gordon Lennox.

Cash-rich individuals, who sold their homes as late as 2009 with the intention of renting for a year or two, were becoming tired of waiting for the bottom and decided to come back into the market. Similar to Dublin, they found a dearth of suitable three or four-bedroom family properties and the prices have moved up accordingly. Judging by the prices being achieved there is a lack of stock in the main population centres.

Despite the obvious lift in areas like Greystones, Enniskerry and Delgany, Bray demand has been steady but has yet to see prices rise with the same lustre.
