Kildare house prices

Depending on the property type, prices have fallen by between 31.9pc and 44.4pc, with the biggest falls occurring for both new and second-hand one- and two-bedroom apartments, while second-hand five-bedroom detached houses have experienced the most moderate declines in prices.

A similar trend is being observed in the other Dublin-based commuter counties of Meath and Wicklow.

Prices in Klidare will remain under pressure as options for commuters open up in Dublin. For example, you can buy a three-bed semi-d in Kildare for €245,000, yet for the around the same money you could look at purchasing a second-hand three bed townhouse Dublin's west suburbs (and a three bed semi-d for a little bit more).

Most Kildare agents were of the view that the stock of properties currently on the market had actually increased relative to the beginning of this year, though this should be somewhat manageable for the county given that it does not appear to be experiencing as serious an over-supply problem as other counties.

Agents expressed differing views on the levels of sales activity during the first four months of the year, with some reporting no change while others reported an increase, although it is encouraging that no agents reported a decrease in sales activity. The time it takes to sell a property at 14 weeks is also a relatively positive indication for where the market is at.

Examples of recent property sales in the county include four three-bedroom semis in the same area of Naas which sold for an average of €268,000 and four-bedroom detached houses in Naas for €500,000. These are at levels which exceed the current estimated average price in the county.
