A new housing estate that has been launched in Rathcoole by the developer of the village's boom-era Broadfield Manor scheme will likely prove attractive to buyers with young families: the development is within a 200m-walk from national and secondary schools and there are plans afoot to add a playground and crèche to the site.
Cavan Developments, the company responsible for Broadfield Manor, said it is still in talks with South Dublin County Council over the final name of the latest addition to Rathcoole, so is sticking with the existing development's name for now. Building on the established residential estate started in 2001.
The latest scheme will consist of 113 homes when it's complete. The first phase, comprising 18 three- and four-bed semi-detached properties, was launched last week, with 13 already sale agreed. Prices start at €358,000, and the properties each have a floor area of 1,850 sq ft.
The exteriors of the traditionally-built concrete houses have a mix of brick and coloured render front, complemented by reconstituted granite windowsills and a solid Nordic pine front door. Each property has a cobble-lock driveway that can accommodate up to three cars. PV panels on the roof of the A3-rated homes generate electricity, cutting energy bills for would-be purchasers.
Inside, buyers will have a choice of kitchens, all of which will come with appliances as standard, including an American-style fridge/freezer and double oven at eye level, as long as contracts are signed within four weeks of the receipt of a deposit. There is a fitted fireplace in the living room, a solid oak handrail for the staircase, and, upstairs, the bedrooms are fitted with custom-designed wardrobes with brushed steel ironmongery. The master bedroom comes with a bathroom and a walk-in dressing room in walnut oak.
The village of Rathcoole is located off the N7 and is a few minutes' drive from the M50 and Red Cow. Commuters can also use the Luas from Saggart to reach the city centre.
Meanwhile, 10 minutes away at Kill village, Cavan Developments still has five properties for sale at the latest phase of Kilheale Manor. Prices for these 1,350-sq ft homes start at €317,000.
The showhouse at Broadfield Manor is on view between 2pm and 5pm tomorrow and Sunday. Viewings at Kilheale Manor this weekend will be held between 11am and 1pm.
