There are 10 bespoke detached homes selling off plan at Dooroge Woods, a new development in the north County Dublin village of Ballyboughal that will soon be home to former Boyzone star Keith Duffy.
Dooroge Woods offers a brief commute to Dublin Airport for Duffy - now touring with ex-Westlife star Brian McFadden under the name Boyzlife - and his soon-to-be new neighbours.
Yet it also lends a sense of rural tranquillity - the 8.5ac site has panoramic views of the countryside and is set amidst communal green areas.
Despite a showhouse not opening at the development until October, 27 of the planned 37 homes being built on site there have either gone sale agreed or been sold.
Duffy is among them, though his purchase will not be completed until he and wife Lisa sell their home in Roganstown, which was recently the subject of a price cut from €1.3m to €999,000.
Dooroge Woods is being built by Greyfield Developments' Martin Hannon, a friend of Duffy's who gave the singer his pick of the site at the scheme.
The selling agent says the properties will give prospective buyers the nearest thing to building their own house without any of the hassle - the developer will build the homes according to the new owners' requirements.
Most of the units for sale are marketed as five-bed detached homes, with sizes ranging from 2,500 sq ft to 3,000 sq ft, but if a buyer so wished, the developer could transform the fifth bedroom into a walk-in wardrobe or study, or turn the third reception room downstairs into a ground-floor bedroom.
Starting prices for these two-storey house types start at €549,000 and at €599,000. An ever larger house type, extending over some 4,000 sq ft, will be launched within a month.
Buyers will also receive a free colour consultation with an interior designer to ensure the colour of the paint finishes complement fittings such as kitchens and bathroom suites.
The timber-frame homes, which are five kilometres from Swords, have a brick and render external finish, with select reconstituted stone windowsills and surrounds.
As well as their own private lawn and patio, there is a communal children's playground.
The properties will be fitted with PV panels to generate electricity for the heat pump, lights and other needs, as well as a smart ventilation system to remove pollutants from the homes' incoming air supplies.
