Located in the village of Shanahoe, close to the picturesque town of Abbeyleix, and built around 1855, Shanahoe House dates from the early Victorian era and is Italianate in style. The current owners believe that the house was constructed in accordance with an earlier design by the architect, James Gandon, who died in 1823.

They bought the property almost 20 years ago and set about refurbishing it with energy and determination. In the process they have created a comfortable and stylish family home of approximately 371 sqm. that retains many period features - including cornicing, window shutters, sash windows and period fireplaces - and has been decorated with taste.

The owners also used the substantial outbuildings - there's an attractive six-bay, two-storey, detached coachouse that contains two studio apartments, a store and a workshop with adjoining forecourt - to start a business. DP Connolly & Sons, which produces a range of traditional natural juices, flavoured drinks, sweets, jams, and crisps, has become so successful since its establishment in 2010 that it has now outgrown the space available at Shanahoe and it is for this reason that the property has been brought to market. The owners are relocating to Dublin along with their business.

Originally priced at €1.25m, the agents are now quoting €950,000, making Shanahoe yet another example of the value to be found in the property market outside the capital. Those who relish the prospect of country life, and whose family circumstances make it possible to base themselves in a rural location, are spoilt for choice.

The accommodation is spread over three levels, with two kitchens - both with AGAs - at basement and ground floor level, elegant reception rooms, also at ground floor, and bedrooms at first floor level. A large sun room extension accommodates the modern kitchen and a cosy family room and overlooks the garden on two sides.

Shanahoe House sits on grounds of 24 acres, so there's ample room for horses and ponies, dogs and cats, and even pigs, chickens and a few goats should the new owners be so inclined. This is prime hunting country, the stronghold of the Laois Hunt, and the 14 loose boxes will appeal to the horsey set.

There's an orchard and a walled garden too, although both could do with a little TLC, and there is the potential to be self-sufficient or develop a business as the current owners have done. The gardens are well established and feature a large number of mature specimen trees.

Shanahoe is located 10km from the M7, making commuting to Dublin and the airport a straightforward business. There's a national school just opposite the gates, which would mean that the morning walk to school would be a gentle and civilised stroll down your own oak-lined avenue.

Pretty Abbeyleix has good shopping and is famous as the location for the lovely Morrissey's pub where there's the possibility of shopping for groceries with your pint. There are good reports of the food at Bramley's, which has been taken over by the people behind the Gallic Kitchen; there is more good eating in nearby Durrow.
