The Ordnance Survey will tell you 55 Leopardstown Grove is in Stillorgan, Co Dublin. An Post describes it as 'Stillorgan, Blackrock'. The selling agents say Blackrock, but point out that it's in Foxrock Parish, and to confuse matters even further, its garden backs onto Leopardstown Tennis Club.

Once you've got your bearings, however, you'll find Number 55 Leopardstown Grove situated pleasantly enough in an established enclave of family homes just off Brewery Road.

It's a classic semi-detached built in the 1960s, but it has been tastefully and thoroughly modernised by its current owners. The only thing they appear to have left undone is to convert the adjoining garage into a living space.

With planning permission, the garage might even form part of a two-storey extension, supplying an extra bedroom on the first floor as well as a useful 140 sq ft room downstairs. This would boost the overall dimensions from their current, relatively modest 1,568 sq ft.

At present it has four bedrooms upstairs, along with the main bathroom. The garage is to the left of the entrance hall downstairs, but can't be reached from inside the house at the moment. To the right of the entrance hall, meanwhile, is an open-plan living and dining room running the length of the house.

This room has polished floorboards and a raised fireplace with a wood-burning stove.

At the dining end of the room there are French doors to the deck in the garden. The eat-in kitchen is at the back of the house, and there are more glazed doors to the garden there.

The deck is raised above a lawn lined with shrubs and flowerbeds, and there's room to park on the front drive.
