'MOSSVALE' is undoubtedly situated at Dundrum Road in Dublin 14. The Ordnance Survey map will prove as much, although passers-by would almost certainly deny it.
What you see from the street, if you don't miss it, is a barely visible entrance between a row of red-brick cottages and a filling station.
This little avenue takes you to a two-storey period farmhouse-style residence on a third of an acre, shrouded in venerable old trees.
It's zoned MTC (major town centre) and, because of its location in such a busy commercial district, it could easily be pressed into service as a business premises.
On the other hand, it would make a secluded home, especially for someone who doesn't mind living near a railway track, which runs along the end of the garden.
Mossvale is 2,560 sq ft in size, with five bedrooms and three reception rooms. The prettiest of these is a living room with a beamed ceiling and a marble fireplace, and a door to the garden.
There's also a parquet-floored dining room with a cast-iron fireplace, a conservatory and a study.
The maple fitted kitchen has an exposed brick chimney arch and there's a separate utility room with a guest toilet off it.
The main bathroom is on the first floor, along with five bedrooms, one of which has an en-suite bathroom with both a bath and a shower, and twin sinks.
The grounds are in lawn and surrounded by mature trees and hedging, and there's parking on the front driveway.
Mossvale is only a quarter of a kilometre from the centre of Dundrum, and about a five-minute walk from the nearest Luas station.
The agent is Vincent Finnegan in Dundrum (01) 298 4695 and the asking price is €975,000.
