Generous PC sums with period-style four-beds in Offaly
Millbrook Grove, Killeigh, Co Offaly
The landscaping and stone walls within Millbrook Grove, a development of 20 period-style four-bed homes, reflects its picturesque environs in the historical village of Killeigh, just south of Tullamore and close to the Slieve Bloom Mountains.
The exteriors of the two-storey homes are finished in traditional stone and nap plaster, though would-be buyers of the eight units currently for sale off-plan will have plenty of input into the individual specifications.
The properties will be finished in consultation with the builders, Justin and Gerard Heffernan from local firm Millbrook Valley Ltd.
Construction takes about six months. Eleven residences at the scheme have already been completed and acquired.
There are four different general house types of varying size and specification at Millbrook Grove, and prices start at €336,000.
Buyers will have a PC (prime cost) sum of €7,000 for the kitchen and utility, €2,000 for the fireplace, €3,000 each for wardrobes and sanitary ware, a tiling allowance of €2,500 and one for flooring of €2,500.
External features will include cobble-lock driveways, granite door surrounds, quoin stones and windowsills, side-entrance gates, and levelled and seeded lawns. Solar panels and triple-glazed window and doors contribute to the properties' A3 energy rating.
Killeigh is a 45 minute drive from Naas and an hour from Dublin, depending on traffic. The village itself has a primary school, shop, pub and a church.
