Galway homes fetch €1.4m at auction sales

Auction buying continued apace in Galway and Belfast during the last 10 days although a Cork auction failed to generate a sale under the hammer.
In Galway, 10 of the 15 properties on offer at the O'Donnellan & Joyce auction sold under the hammer generating more than €1.4m in sales.
St Jude's in Clarinbridge, a four-bedroom detached residence on 1.25 acres sold for €152,000 or €12,000 above the advised minimum value (AMV).
A detached residence in need of refurbishment at Seaman Drive, Riverside, Galway City sold for €114,000.
An investment property at 180 Bohermore near the city centre consisting of a ground floor commercial unit with a two-bedroomed apartment overhead sold for its €126,000 AMV.
In the popular residential area of Knocknacarra, a four -bedroom detached house in need of modernisation, 97 Seacrest, sold for €224,000 or €24,000 above the AMV.
A three-bedroom semi-detached house with a large back garden, 68 Devon Park. Sold for €280,000 -- €20,000 above the AMV.
In Connemara, a large ten-bedroom house, Cor na Ron, Inverin, overlooking Galway Bay and with gated access onto Sandy Beach, sold for €200,000 or about €50,000 over the guide.
A semi in Newcastle, near the university, 3 Moyola Park, sold for €202,000 -- just above the AMV of €200,000.
Near the Galway-Mayo Institute of Technology in Ballybane, two town houses with student letting potential were sold under the hammer.
One of these three-bedroom houses, 86 Glasán, was sold at €102,000, which was €22,000 above the AMV and the other sold for €92,000.
In the western suburbs, a four-bed terraced house which also had commercial potential, 188 Upper Salthill, sold for €250,000 or 25pc above the AMV.
Two houses at St. Mary's Road were withdrawn after failing to reach the reserve. No 41 saw bidding peak at €182,000 and is under negotiation, while number 13 was withdrawn at €290,000.
A Renmore home, 19 Sycamore Court, was withdrawn when the bidding petered out at €165,000.
Nearby 34 Rockbarton Park, a five-bedroom detached house was withdrawn at €480,000 -- €19,000 below the AMV and is under negotiation.
'Xavier' in Taylor's Hill was withdrawn at €450,000. In all, three of the withdrawn properties are under active negotiation.
In Co Kilkenny, a six-bedroom house on 10 acres, Cloghala House, Gowran, sold at an ERA Donohoe Properties auction for its €335,000 guide price.
Six Cork residential and commercial properties ranging in guide price from €20,000 to €280,000, were withdrawn after failing to reach the reserves.
Auctioneer Denis A Barrett is hoping to sell them by private treaty.
In Belfast Osborne King sold 25 properties from across Northern Ireland out of the 27 in its catalogue and four of these sales were prior to auction.
More than half the lots exceeded their maximum reserve prices with selling prices ranging from £40,000 for a Downpatrick mews up to £201,000 (€233,000) for Invermore House in Larne.
