46 Foxrock Manor

A choice of four properties currently for sale in Foxrock.

'Cullenwaine', Torquay Rd, D18

€2.6m  Lisney Leeson Street (01) 662 4511

It's about a 10-minute walk from 'Kaieteur' to the Luas stop at Carrickmines. Along the way you'll have to fight the temptation to play croquet, as you'll pass the entrance to Carrickmines Croquet & Lawn Tennis Club. Kaieteur was originally a five-bedroom house but two have been knocked into one, with three on the first floor and a fourth, or study, downstairs. There's also an en-suite room at attic level. Downstairs is a living room and an open-plan kitchen and dining room leading to a sunroom. Floor area is 2,540 sq ft.

‘Kaieteur’, 2 Brighton Court, D18

€775k  Janet Carroll (01) 288 2020

The stained-glass artist Beatrice Elvery was brought up at 'Rothbury' in Foxrock (or Galloping Green), where her father William (of Elvery's Sports fame) described himself in the 1901 census as an India rubber merchant. The house is now known as 'Cullenwaine' but is otherwise much the same with various period features. It's on 1.35 acres of gardens and has a 250 sq ft artist's studio said to date from the 1920s. Inside, it's 2,992 sq ft with five first-floor bedrooms and three ground-floor receptions, plus a sunroom.

46 Foxrock Manor

The garden of 46 Foxrock Manor backs onto Foxrock Golf Club. So even if you can't afford €12,000 a year for full membership, you can have the pleasure of watching others play from upstairs. There are five bedrooms upstairs (one en-suite), while downstairs are three reception rooms - an interconnecting living room and dining room and a family room. The kitchen opens into a garden room and from there to the back garden, where there's a patio and lawn. The overall floor area is 2,153 sq ft.

109 Tudor Lawns

Tudor Lawns is a cul-de-sac estate off Leopardstown Road, abutting Leopardstown Racetrack and Golf Course. As the name implies, they're mock Tudor houses and were built by Sorohan Brothers. Number 109 is at the end of a terrace and has been extended to 1,368 sq ft. This added a bigger kitchen, dining room and family room with French doors to the garden. There's also a living room with a fireplace, and the four bedrooms are upstairs (one en-suite). It's about a 20-minute walk from the Central Park Luas stop.
