Fix it up: A period three-bed in D3

What is it? This late Victorian three-bed, red brick, end-of-terrace at No 21 Nottingham Street, North Strand, D3.

Tell me more about the place...   It comes to market as an executor sale. Aside from having some laminate floors installed, it has had nothing much done over 40 years. There's an entrance hall, kitchen, breakfastroom and two receptions. The master bedroom runs the full width of the house and comes with a shower room off this. 

The good news?  It appears to be in reasonably good condition for its age and big at 1,356 sq ft with all bedrooms double sized.Original features are  in place including chimney pieces and stout floor boards. A garage to the rear could be knocked to allow a two-storey extension to the house. A similar abode in East Wall, opposite a chipper, recently sold for €615,000. 

And the bad news?  You'll need a comprehensive survey to check it out structurally and who knows what it might reveal. What is certain is that it needs a complete refit with rewiring, perhaps replumbing, a new bathroom and a new kitchen and the roof will need inspecting. 

How much to buy it? While the guide price is €325,000, the market suggests that €340,000 is more likely. 

And to fix it up?  The bill starts at €70,000 to get it into "modern period" condition and the survey will tell you the rest. 

What will I end up with?  A very large period family home with character in an area which can only go upmarket in the years ahead.
