Typically new homes schemes in the environs of North County Dublin are aimed at either those trading up or the more affluent first-time buyer (FTB) who is being substantially underwritten by parents, with prices usually north of €500,000. This is not the usual hunting ground for first-time buyers availing of the Government's help-to-buy scheme.

Muileann, which launches this weekend in Swords, has, however, achieved Revenue approval for the help-to-buy scheme, with prices for houses starting at €270,000, meaning FTBs can avail of the scheme.

Located on Kettles Lane in Kinsealy, just off Feltrim Road if approaching from the Clare Hall direction, the site is approximately 10 minutes' drive from Malahide village, five minutes by car to Malahide Castle, and roughly the same to Pavilions shopping centre. It is adjacent to a green belt, thereby enjoying the pastoral feel that is one of the many appeals of the area.

Buyer interest pre-launch has been strong, with selling agent Stephanie Patterson of Savills reporting: "We're getting interest from a lot of people renting in the area who are looking to get on the ladder. The two-beds certainly appeal at that price point, and the three-beds starting at €295,000 work very well as well."

When complete, this development will consist of 148 two-, three- and four-bedroom homes, as well as 24 apartments. This first phase, which launched yesterday, brings approximately 30 units to the market - all houses. The apartments will launch at a later date.

Two-bedroom houses, which include one bedroom with en suite, range in size from 88-91sqm; three-bedroom units range from 94-142sqm, the larger of which includes a study; four-bedroom houses range from 147-153sqm. In total the development will include 10 different house types. There are two car spaces to the front of each house, and rear gardens with all homes. Prices start at €270,000 for two-bedroom units; at €295,000 for three-beds; and €360,000 for the four-bedroom units. All units include fitted kitchens and appliances, bathroom tiling and fitted wardrobes as standard. Three show houses are available for viewing.

There are a number of good primary and secondary schools nearby, and the area is well serviced by bus routes as well as Malahide Dart station. This is one of several schemes being developed by Ardstone Homes in Dublin and the commuter belt, as well as Cork and Galway, which are aimed at first-time and trade-up buyers. They will launch a number of schemes in early 2018 in areas that include Rathfarnham, Naas and Ashford, Co Wicklow.

The area itself has seen something of a boom in new homes schemes this year, with Savills launching several developments in this area since January. With its proximity to beaches and scenic walks and the amenities of Malahide village, as well as good schools in the area, its popularity is not surprising.
