The 23 semi-detached houses that make up the final phase at Glenmore Wood, Mullingar, are the first to be developed in the town since tougher building regulations came into force nationwide in 2014, according to the agent.
The three-beds, which are 1,212 sq ft in size, are on the market at €230,000, while the four-beds, laid out over 1,515 sq ft, are selling at €280,000 each. One of the homes has already been sold.
The properties on the development, located off the town's Dublin Road, come with fully fitted kitchens and wardrobes. Buyers have a choice of finishes for both, and the homes will be painted throughout according to their choice of colours.
Glenmore Wood is being built by Andrews Construction, known in the midlands for developments such as Barretstown Meadows in Newbridge and Athlumney Wood outside Navan. Development stalled in 2007; the houses that were finished were sold and the sale of the remaining four-beds was put on hold until of 2013, when they were sold at prices ranging from €175,000 to €220,000. Construction on the latest phase started last year.
The agent says prices have increased because of stricter building standards and the requirement for a higher energy rating. There are photovoltaic panels on the roof, triple glazing in the windows, an inset wood-burning stove, and greater insulation.
