The Market:

In this postcode you'll find a similar mix of properties to that found in neighbouring Dublin 6 but in somewhat less leafy and more city proximate surrounds. We find huge contrasts in property types but the one big factor shared across all Dublin 8 addresses is lack of supply.

This is particularly acute around South Circular Road. Across the other side of this district, more than 70 parties recently viewed a two-bed terrace house in Inchicore in need of complete refurbishment. The asking price was €175,000: it sold for almost €300,000.

Demand has been particularly strong among first-time buyers for properties in the €200-€255,000 bracket with cash buyers accounting for around 50% of sales. Family buyers are playing a much bigger role in the market around South Circular, Portobello and Kilmainham than before as the prospect of raising children in the city while also working there increases its currency.

Local agent Eunan Doherty adds: "In this popular area you can get closer to the city centre with all the benefits but for much less than the price of a home in adjoining Dublin 6."
