Extra sales outside the auction room
About half of the 21 properties which were brought to auction in Kilkenny last week were sold, although most were sold outside the auction room. Agent Sherry FitzGerald McCreery sold six prior to auction, two at the auction and three since last Friday.
The two that sold under the hammer included a four-bedroom semi which fetched €212,000, as much as €12,000 over its guide. A four-bedroom detached house, 21 Glendine Court, overlooking a local golf course, sold for its €350,000 guide. This was about half the €700,000 price that similar houses sold for at the market peak.
The residential properties sold after auction at, or close to, their guide prices were: Burrells Court, a three-bedroom terraced house which had guided €180,000; a two bedroom apartment at Seville Lawns which had guided €120,000 and 25 Lintown Drive, a three-bedroom duplex home which had guided €120,000.
Of the total of 11 that sold, nine were purely residential and four of those sold prior to auction which suggests that they sold for above their guide prices. One of the others to sell prior to auction was a home and shop at 12/13 Castlecomer Road. It had guided €160,000 prior to auction.
Auctioneer Peter McCreery expressed satisfaction at achieving so many sales.
Meanwhile, market observers are now looking forward to the next major auction which the Real Estate Alliance (REA) is holding on April 30 in the Shelbourne Hotel, St Stephen's Green, Dublin, which will include Dublin and nationwide properties.
