Time-poor house hunters with their finance already in place could be celebrating Christmas in a brand new home in Foxrock if they get their skates on. Winthorpe is the first of two houses to be completed on Claremont Road by Carlson Developements, with the second house on a slightly larger site and with a detached 46.45 sqm garage due to be completed within the next few weeks. 

Agent Rowena Quinn of Hunter's says that she is "quite excited about them, as nothing new of this size and calibre has come to the market in quite a while. They have been built to a very exacting standard and the finish is that of a real craftsman, with extraordinary attention to detail".

With 278 sqm of living space, Winthorpe is a substantial home with a 0.2 acre garden. The house has been staged for viewing to hotel standard by Manny O'Hara of House and Garden Presentation Services, and it would be tempting for a purchaser to buy the contents lock, stock and barrel, be done with the tedious business of furniture shopping and just get on with enjoying life in the lap of luxury.

Located behind powder-coated electric gates between granite-capped pillars and at the end of a landscaped driveway, the house has off-street parking for four cars. From the entrance hall a bespoke walnut staircase leads to the first floor, while to the left is the drawing room with a bay window looking out over the front garden.

There are three further double bedrooms, one of which is en suite, plus a family bathroom with shower and free-standing bath. As one would expect in a new house of this calibre, the energy rating is an impressive A2, and there's underfloor heating at ground floor level. Other features include an integrated sound system, burglar alarm and CCTV.

Foxrock is the most genteel of south country Dublin suburbs and perennially popular with families. And if Winthorpe sells as quickly as Rowena Quinn expects, the purchasers will be able to walk to and from the races at Leopardstown on St Stephen's Day.
