Capital gains to be had for Gallowhill buyers
Gallowhill, Athy, Co Kildare
Gallowhill is on the Dublin side of Athy and within walking distance of the heritage town's train station, which should make the development of four-bed detached homes appealing to first-time buyers priced out of the capital.
However, five of the eight properties released in the autumn at Gallowhill are still on the market.
The scheme is located just six miles from Exit 3 on the M9 motorway and, depending on traffic, is about an hour's drive from Dublin. Gallowhill also has the advantage of being part of an established community, with 45 detached homes and 15 townhouses already built.
The latest tranche of homes are finished with a mix of brick and tinted plaster, and come with double-glazed timber windows from the Munster Joinery Prestige range. Each house has a cobbled driveway out front for parking and lawns to the front and rear.
The 'B' house type is priced at €220,000, the upper limit for first-time buyers with a 10pc deposit to qualify for a mortgage under the Central Bank lending rules. The A type is priced from €250,000.
The 'B' type has a large open-plan kitchen/dining area and double doors that lead to the rear garden. The more expensive A type gives buyers the potential to add a sun room.
