Number 39 Suir Road, near the Grand Canal in Kilmainham, Dublin 8, is a good example of just how much can be accomplished in spite of not altogether very auspicious beginnings.
The house is part of a boilerplate two-up-two-down terrace and, from the outside at least, it looks modest and unassuming, if tidy and well cared for.
Once inside the front door, though, it becomes evident that the current owners have let neither their imagination nor their taste be held in check by the plainness of what they had to work with.
The house has been completely renovated inside and out, including an energy-efficiency upgrade to C1. And although it's still quite small, at only 883 sq ft, it's full of panache.
The ground floor now consists of an open-plan living room and kitchen, together with a downstairs bathroom and a utility room.
The oak-floored living room, measuring roughly 23ft by 12ft, is equipped with an electrically-operated descending home cinema screen and a fireplace with a wood-burning stove in it.
The oak floor continues directly into the kitchen and dining area at the back of the house, which is fitted with glossy yellow and black cabinets and lit by skylights. There are also folding glass doors here opening to the back garden.
There are three bedrooms upstairs (one en-suite), and the master bedroom has a cast-iron fireplace and a ladder up to a little mezzanine level with skylights.
The back garden has a deck and steps down to a lawn where there's one handsome old tree, complete with a treehouse. There's a small lawned garden out the front as well.
It's about 10 minutes' walk from St James's hospital, and two minutes from the Suir Road Luas stop.
DNG Central, (01) 679 4088, is the agent, and the asking price is €350,000.
