Blackberry Hill in Carrickmines will launch in September
In the first-time buyers market, it is not the homes at the lower end of the price scale that are fastest to move, but rather those in the more expensive, affluent areas. This is because buyers in these parts tend to benefit more frequently from family support when raising the deposit.
Similarly in the trading-up market, which is improving as many starter-home owners and apartment owners move out of negative equity, it is in these same affluent areas that houses appealing to the trade-up market - those in the €550,000-plus price bracket - are more likely to sell. Trade-up buyers tend to be wedded to an area - children are committed to schools by now, so they will want to buy where they sell. And a first home in a more affluent, popular area will, obviously, be easier to sell.
The purchase of a typical trade-up home in one of these locations costs between €550,000-€695,000. At that price range, new homes tend to be more spacious, often with extra room given to circulation areas - spacious halls and landings, the master bedroom will generally have a walk-in-wardrobe, the bedrooms will often all be double, if there is a small room left over it will be a good-sized home office, there will sometimes be a second living room.
Blackberry Hill in Carrickmines will not launch officially until September, but pre-launch sales have been strong, with 10 of the 43 units already sale-agreed. This is prime trading-up territory. The location is a catchment area for Cabinteely, Foxrock and Bray, attracting buyers who cannot necessarily afford to buy where they grew up but want to be nearby. Of sales so far, selling agent Jane Dowling of City Properties says purchasers are "coming from the area, they're moving up from apartments or houses".
These are spacious semi-detached houses, the 12 Type A units, from €650,000, are c204sqm, whilst the 30 Type B and one detached unit, from €695,000, are 222sqm. All are five-bed units over three storeys. The ground floors of both house styles include a separate living room, and a large, bright kitchen/dining room, with double doors leading to a patio area and rear garden, with utility room, and WC also on this level.
The bedrooms are spread out across two floors. Both bedrooms on the first floor are en suite and one has a walk-in wardrobe. The second floor includes three bedrooms, one with a balcony and walk-in wardrobe, and a family bathroom. They have a BER rating of A3.
On the Old Glenamuck Road, this development is near the Carrickmines Retail Park, Luas stop, Exit 15 on the M50, and a number of popular schools. The site includes two landscaped green areas, and construction of all units is almost complete.
