There are some spectacular views of the Irish Sea - and, on a clear day, of Wales - from Broadwater House, in an elevated setting at Greenhills Road in Wicklow town.
The water is about half a kilometre away as the seagull flies, passing above Wicklow Golf Club on its way. The course is probably one of the country's most scenic, and you can join there for €749, if it so happens that you like nothing better than a good walk spoiled.
Broadwater is a detached, two-storey property of 2,530 sq ft, with four bedrooms, all en-suite. The bedrooms are on the first floor, and the master bedroom is at the back of the house, naturally, with a balcony to take advantage of the sea views. The master bedroom has a dressing room as well, and its en-suite bathroom has an integrated flat-screen television.
Back on the ground floor, down the dog-legged oak staircase, is where all the living rooms are. To the right of the reception hall, at the front of the house, there's a dual-aspect living room with a wood floor and an open fireplace.
Behind this, at the back of the house - getting the best of the views - is the drawing room, also dual-aspect, where there's another fireplace and French doors to the patio.
Left of the entrance hall there's a family room or games room with a bay window, and beyond it, past the guest toilet, is the open-plan kitchen and dining room.
The kitchen has hand-painted cream cabinets with granite countertops, a Belfast sink and a centre island with a breakfast bar. The dining area adjoins two large sets of glass doors opening onto the raised patio.
There's also a separate utility room off the kitchen.
Broadwater House is for sale with Sherry FitzGerald Catherine O'Reilly in Wicklow town (0404) 66466 and has an asking price of €750,000.
