Brickfield Walk, a new development of just three contemporary-style terraced homes on an infill site in Irishtown, will likely prove attractive to professionals who live in smaller properties in the area and are keen to trade up, while remaining within walking distance of the docklands and the city centre.

The scheme is 1.2km away from Grand Canal Dock and 2.6km from Grafton Street, making it equidistant from both the city centre and the coast at Sandymount.

The size of the three-storey, three-bed homes at Brickfield Walk is unusual in Irishtown and Ringsend, where much of the older housing stock consists of small two-bed properties, according to the selling agent.

John O' Neill & Associates has cleverly designed the three houses to maximise both the site and the available light.

Each of the 1,205 sq ft homes extends over three floors, with the open-plan kitchen/dining/living area located on the first floor instead of the ground floor. Because there are large windows to both the front and rear of the house, this open-plan space is flooded with light. A south-facing rear garden that makes the most out of those rare sunny days can be accessed either via double doors from the ground-floor bedroom/study or from a door off the entrance hall. Outside, the exteriors have a brick front, zinc roofing and double-glazed alu-clad windows.

The dwellings count a rainwater harvesting system and a high-efficiency gas boiler among their energy-saving features, all of which contribute to the homes' A3 BER.

Prices start at €515,000 for the mid-terrace homes and at €525,000 for the two end-of-terrace houses. The units are on view tomorrow, from 12pm-1pm.
