Belltree is one of the few new developments on the Dart line where three-bed homes are available for less than €300,000, according to Gannon Homes, which is developing the scheme within the larger Clongriffin project, a commercial and residential complex in north Dublin.
The showhouses at the entrance to Clongriffin, which now has 700 homes, are beside the 52ac Father Collins Park, which has a lake, running tracks, playing pitches and a skate park.
Nama-funded Belltree was launched a year ago and 110 properties have since been sold there. A further 40 houses are being released for sale this weekend at the development, which is located off the Hole-in-the-Wall Road and close to the villages of Malahide, Baldoyle, Sutton and Howth.
The newest tranche at Belltree will have five styles of three-bed houses. These traditional-style properties - albeit with a modern twist - vary in size from 1,180 sq ft to the 1,506 sq ft 'A' type that overlooks the park. Prices start at €295,000.
There is a mix of brick and render elevations available, as well as a selection of layouts, with the three-beds laid out over two or three storeys. The selling agent claims the larger style at Belltree is among the largest three-bed new builds currently on the market.
Each home has a garden to the rear and is fitted with a contemporary-style kitchen with extensive tiling. All of the bathrooms and ensuites come with sanitary ware, pumped showers, and wall and floor tiling.
The properties have an A3 BER, with solar panels that provide a continuous supply of low-cost hot water, double-glazed uPVC windows, and gas-fired central heating.
Belltree is just a five-minute walk from the Clongriffin Dart and park-and-ride station. The Dart takes 17 minutes to reach Connolly Station, while Malahide is two stops away in the other direction. There is also a terminus for the 15 bus route at Clongriffin. Four showhouses are on view at Belltree this weekend, from 2pm-4pm tomorrow and Sunday.
