Auctions heat up around the country

Auction action appears to be warming up around the country although major Dublin agents are proving much slower to bring properties to auction compared to previous years.
Six smaller agents have signalled their plans to bring houses to auction during the next few weeks -- these are completely independent of the bumper Real Estate Alliance auction on April 30.
The most valuable of the independent auctions will be Ivy Cottage, The Ward, Co Dublin, a bungalow on 72 acres near Dublin Airport Logistics Park, for which the agent, Liam Reilly, is guiding €1.5m. A developer is reputed to have offered the late owner as much as €5m for the property at the height of the market.
On the Leinster side of Athlone, Property Partners Finlay are guiding in excess of €750,000 for Court Devenish House, a historic building of 582sqm on 0.7 acres.
In Newbridge Co Kildare, Sherry FitzGerald O'Reilly has quoted a reserve of €180,000 for the two bedroom Rose Cottage, Little Connell, which comes on 0.6 acres.
In Paulstown, Co. Kilkenny, Sharon O'Brien Auctioneers is guiding €168,000 for a four bedroom detached house at 20 Whitehall.
In Nenagh, Co Tipperary, Sherry FitzGerald Talbot is guiding €230,000 for Cudville, a four bedroom Georgian terraced house with development potential.
In Rathangan, on the borders of Kildare and Offaly, Ballydermot Hostel, which comprises two disused buildings on 11 acres is for sale in two lots. Agents JP&M Doyle are guiding €100,000 for the combined lots.
