Auction rooms net more than €14.6m sales

More than €14.6m worth of auction properties were sold in the last eight days. As many as 56 of these sold at the Allsopspace auction generating around €9.5m. In addition, at a Gunne Residential auction, a period four-storey house at 21 Waterloo Rd, Ballsbridge, Dublin 4 sold for €760,000 or €10,000 over the guide price.
A fire damaged bungalow known as Correen, 132 Dublin Road, Sutton, Dublin 13, was withdrawn at the same auction after bidding petered out at €200,000.
It was sold afterwards for below the reserve of €250,000.
Since then another Ballsbridge period house, 21 Herbert Avenue, Merrion Road, Ballsbridge, Dublin 4, sold for €500,000. This was 5.3pc over the €475,000 AMV which Colliers quoted for the two bedroom, four reception room semi which needs renovation but has a generous site.
Just a little to the south 14 Booterstown Park, Co Dublin, was sold for €880,000. The agents, Norths, had guided €750,000 for the five bedroom family semi which comes with a large south west facing rear garden.
The same agents sold 32 Knocknacree Park, Dalkey, Co Dublin after the auction for more than its €625,000 AMV. The four-bedroom detached house has sea views.
Norths also auctioned off the former Knowles electrical shop on a corner location at 112/113 Lower Georges St, Dun Laoghaire, Co Dublin for €255,000. Its AMV was €195,000.
One of North's properties, Modeshill, Stillorgan Grove, Co Dublin, failed to attract a bid. This four bedroom detached house with a large garden is now being offered for sale at €750,000.
In Ballyrickard, Roscrea, Co Tipperary, a 191 acre residential holding with a large house in need of refurbishment, sold after auction for in excess of €1.3m. Michael Harty of Central Auctions had quoted at guide price of €1.5m.
In Co Meath a cut stone three-bedroom cottage on half an acre sold for €61,000. Auctioneer Thomas Potterton had guided €50,000-€60,000 for the property at Otterstown, Athboy.
In Scurlockstown, Trim, a 41 acre residential farm sold for €525,000 -- more than 20pc over the AMV of €400,000-€450,000 quoted by Sherry FitzGerald Royal.
Another Meath property has gone private treaty after failing to sell at auction. Agents Smith Harrington are still asking in excess of €1m for Swynnerton Lodge Blackcastle, Navan, an eight-bedroom house on 36 acres with fishing rights and a salmon hatchery.
