Families looking for starter homes within a half-hour's commuting distance from the centre of Dublin are the target market for a tranche of three and four-beds at Tullyhall in Lucan.
When the west Co Dublin development is complete, it will consist of 60 three and four-bed semi-detached, detached and terraced family homes. There are 14 houses in the first phase.
Prices start at €297,500 for the type A three-bed semi-detached version, placing the properties within reach of first-time buyers buoyed by the tax rebate in last week's Budget. Units are now being reserved off the plans.
The homes, which are being developed by Maeda Homes, are laid out over two floors and have render facades with brick detail and back gardens with concrete posts and timber panel fencing. The hardwood double-glazed windows are by Munster Joinery.
Inside, the stone-grey fitted kitchens are in a shaker style. Upstairs, there is a master ensuite, a double room, a single bedroom, and a family bathroom.
The A-rated homes are efficient to run and heat, courtesy of solar panels that provide a constant supply of low-cost hot water, and a natural gas central heating system that uses an A-rated gas-condensing boiler.
Tullyhall is a short walk from Adamstown train station and has quick access to the N4, M4, M50, M7, and M8. The M50 is a 7km drive while the N7 road to Cork, Kerry and Waterford, is 6km.
Griffeen Valley Park is half a kilometre away, while Dublin is 16km. Liffey Valley shopping centre is a 10-minute drive.
