You will have a decision to make if you buy Claddagh Lodge at the Glebe in Straffan, Co Kildare, when it goes for auction in less than two weeks.

As it stands now, Claddagh Lodge is a comfortable detached dormer bungalow on an acre of garden. But there's also outline planning permission for two more houses on the site. So there's a choice between keeping your vast sweeping garden in its entirety, or trying to raise a little money on it. The outline planning was granted only last October, so there's time to think it over.

Built in 1994, Claddagh Lodge is set well back from the road up a 65-metre driveway, and it's about half a kilometre or so from the village of Straffan itself, and three minutes' drive from the K Club.

It's 2,583 sq ft with four bedrooms ­- officially, that is, what with building regulations being as they are. These four are all on the ground floor, including the en-suite master bedroom. But there are two more rooms at dormer level, both en-suite, which will undoubtedly serve as bedrooms five and six if they're needed.

Back on the ground floor there are also two main living rooms. One is an L-shaped, split-level sitting room with a bay window and a marble fireplace fitted with a solid-fuel stove. The other is an open-plan kitchen and dining room, with oak fitted cabinets and a patio door.

There's a separate utility room and guest toilet off the kitchen as well.

The long back garden of this house faces south-west, and is mainly lawned with some specimen trees and hedging. There's also a detached garage just behind the house.
