€285k-425k range at Beechpark in Leixlip
Beechpark, Leixlip, Co Kildare
The third phase at Beechpark launches this weekend with ten houses available from a total of 68 by the time this development, from Kilbegnet Developments, is complete. This is targeted at a family audience with three-, four- and five-bedroom homes in a variety of styles. All have had their attics made available for conversion.
The three-bed is a mid-terrace (N1 style) version measuring 1,166 sq ft (+ 338 sq ft attic) which will cost €285,000. It has a kitchen/dining area, guest WC and living room on the ground floor with three beds, one en-suite and a bathroom upstairs. There is an end-of-terrace single house at €320,000 available also.
The semi-detached three-beds are slightly larger at 1,212 sq ft and start from €325,000. These have an additional seating area in the kitchen/dining room but are similarly styled elsewhere and will be tagged as the 'N' style. There is a one-off three-bed bungalow (type O) also on offer which is 1,189 sq ft and will be sold for €375,000.
The four-bedroom semi-detached houses are 1,426 sq ft with an additional 475 sq ft with loft conversion. This 'M' style has an L-shaped kitchen/dining/seating area with a breakfast bar, a separate living room to the front and a guest WC on the ground floor. Prices here will start from €370,000.
At the top end, are five-bedroom end-of-terrace and semi-detached houses which measure 1,649 sq ft will start at €410,000-€425,000. They all have west or south facing gardens and will face a green space. These have a kitchen/dining/living area, living room, a bedroom and WC on the ground floor while the first floor has the other four bedrooms (two doubles/two singles), an en-suite and family bathroom. For anyone wanting a larger four-bed however, they could obviously use the ground floor bedroom as a playroom or study.
Passive house principles have been adopted with solar PV and heat recovery ventilation systems and high performance glazing. Exteriors are red-brick with cream concrete trim and cobblelocked driveways which have been separated by planted shrubbery. There are greens, trees and other plantings already in situ. Beechpark is a large mixed development with two exits and a crèche will be built on-site.
Lucan is 8km away while Maynooth is 7km. The village of Leixlip is adjacent and there is a train station at Louisa Bridge while the M4 exits from the development. Intel is a major employer in this area and its campus is 2km away from these homes.
Viewing is this Saturday and Sunday from 3-5pm.
