10 things to do to prepare your house for sale

1 Start on the street. Take an active role in keeping it clean and litter-free. It may not be your job to pick up the dog mess, but if you don't do it, who will? A messy street doesn't make for a good first impression upon potential buyers.

2 If you don't have off-street parking, try to hold the space(s) closest to the house with your own car(s) and move them away just before a viewing.

3 Look long and hard at your front door. Is it dirt- and streak-free and is the door furniture polished and shiny?

4 Weed and tidy the garden and introduce some pots for colour if there is none in the beds. Make sure the lawn is mown regularly.

5 Decide on a signature fragrance for the house and employ diffusers and candles throughout, although don't have candles burning during viewings.

6 Breathe life into the rooms with flowers or plants. Plants last longer than flowers and will work out as more cost-effective in the long run.

7 Remove the majority of personal photos from display and hide all traces of pets.

8 Put away all bathroom products, shampoos, and cosmetics.

9 Don't cook a curry or other strongly scented food before a viewing. Food smells linger and can be off-putting. Do make coffee or bake bread.

10 Clean, clean, clean. Dust, dust, dust. Then do it all again. And again. And keep on doing it until the house is sold.
