IF an Irish golfer imagined heaven, it could be floating around Riverglen, a refurbished 1940s villa style home in Delgany with no less than three renowned East Coast golf courses within a five-minute drive of its front door - not to mention its very own nine-hole facility right in the back garden just in case you don't fancy driving.

The nearest is Delgany's - with its Harry Vardon designed woodland course surrounded by hill and sea views which take in Bray Head and the Sugar Loaf. The Delgany Golf Club is long established and renowned nationwide, becoming affiliated with the Golfing Union of Ireland in 1908.

Then, just a little bit further in the opposite direction, is its slightly older brother - the famous Greystones Golf Club - established in 1895 at the edge of the Burnaby Estate. This has similar sea and mountain views, over a thousand members and a Harry Colt inspired golf course. Another bonus is its distinguished period clubhouse.

For a bit of modern, try the 1992 installed Charlesland Golf Club, located on the other side of the town. Designed by Eddie Hackett - who also sketched out Waterville and Enniscrone - Charlesland is known as a challenging course.

The colourful garden at Riverglen stretches to almost an acre and it has its own nine-hole putting green.

The house is on Church Road, 15 minutes walk from the centre of Greystones. It was acquired by its current owners in the 1980s and they immediately set to work renovating and extending the property.

This is when they added a snooker room with a fitted bar. The other big addition was the conservatory in a white framed neo-Edwardian style - big enough to house a full dining table as well as a lounging area at the other end. It has two ceiling fans, spot lighting and double-glass panel doors leading out to the garden, which has to be one of the main attractions here.

At 0.8 acres it comes with a pond, a raised patio area, curved flower beds and imposing granite steps. At the entrance to the property, there's a brace of traditional lamp-post lights arrayed near the security gates.

There are four more reception rooms - making this house very useful indeed for anyone with a large family or the need to host regular corporate functions at home.

The styling is largely Italian inspired, as evidenced by the light colouring and marble tiled floors in many of the downstairs areas. The additional receptions include a family room, with a marble tile floor and a red brick fireplace with a log burning stove. There's a video intercom unit here for security purposes.

The dining room, also with marble tiled floors, overlooks the garden and there's a TV room also with marble floor along with bespoke fitted cabinets. There's a steam room located off the TV room with Tylö steam and shower units.

Finally, there's the living room, also with marble floor, a marble fireplace and glass panelled doors to the conservatory.

The kitchen opens into the dining room with Clive Christian units in cream with marble counters, an integrated dishwasher, gas hob and a hot plate, and an integrated double fridge-freezer. There's also a Gaggenau oven for the cook.

The master bedroom has built-in wardrobes and access to a walk-in dressing room in turn leading to an ensuite bathroom with a corner shower. There are three more double bedrooms on this floor, one with an ensuite bathroom and shower room. There's also a study/home office at this level.
