The first phase of semi-detached homes has been launched at Eden, a development in the heart of the upmarket Cork suburb of Blackrock built on a parcel of land once owned by the Ursuline order of nuns.
The three and four-bed homes in the complex are just 3km from the centre of the city, near the south bank of the River Lee.
The new semi-ds come after selling agent Lisney put refurbished apartments, duplexes and three-storey, four-bed townhouses at Eden on the market in June for receiver Grant Thornton. Of that tranche, there are still two garden terraces available, seven three-bed duplexes and 11 four-bed townhouses.
There are 14 units in the first release of semi-detached houses at Eden, four of which are already reserved. When this part of the development is finished, there will be 34 houses in all.
Prices start at €350,000 for the type 2 three-bed, which is laid out over 1,245 sq ft. The four-bed, 1,390 sq ft type 1 version costs from €390,000. Type 3, a three-storey four-bed with 1,648 sq ft of accommodation, will be available at a later stage. The three-beds are largely attracting first-time buyers, while the four-beds are drawing enquiries from those looking to trade down.
Eden is set around a series of landscaped courtyards and formal garden. The facades are finished in a mix of brickwork and render. There are cobbled driveways out front with parking for two cars.
Inside, the ground floor of the three and four-beds is laid out in an L-shape, with a separate living room to the front and an open-plan kitchen/diner in the middle that has a corner sunroom area to the rear overlooking a patio and back garden.
The internal finishes include traditional panelled doors with satin and polished chrome ironmongery, a staircase with white gloss painted spindles and newel posts with a solid oak handrail. The fitted kitchens are contemporary in style and feature quartz worktops and upstands, and soft-close drawers and doors. The bedroom wardrobes have shaker-style doors and colour co-ordinated cherrywood carcasses.
The A3-rated new builds is close to Mahon Point shopping centre, the Mater Private Hospital, and Citygate.
