What is it? Ellen Fox was well known around Shanballymore in Co Roscommon for being a literary afficionado. Her former home faces the road on one side with Lough Ree to the rear. This elegant cottage has been unoccupied since her passing more than 40 years ago. Now it's for sale.
Tell me more about the place... It's a time capsule of a past rural existence. There is no bathroom or toilet and the kitchen, which was the hub of the house, is in the old style with a settle bed and a range. There's a parlour (for the priest when he visited), two small bedrooms and a larger bedroom. To one side perpendicular is the cow byre and to the other side flush is the old stable. It comes with an acre of ground but two acres and a right of way to the lake can be negotiated.
The good news? For a house which has been vacant for so long it appears "dry as a bone" inside. The walls are random rubble under dash and they also seem intact. A small modern glazed kitchen/living extension to the rear would perfect it.
And the bad news? Needs a kitchen, bathroom, rewiring, replumbing, heating, new floors, a damp-proof course and a front boundary wall.
How much to buy it? It's €90,000 on one acre or €100,000 on two with a right of way direct to the lake. And to fix it up? At least €70,000 for an extension and the above work.
What will I end up with? A perfect retirement or holiday home with a smashing view.
