The National Inventory of Architectural Heritage suggests that Number 28 Lower O'Connell Street in Kinsale, Co Cork, was built in the mid to late 18th century.
It's next door to (and adjoining) Kinsale Yacht Club, right in the heart of the town, and only a couple of minutes' walk from the harbour. And although it's been exhaustively refurbished, it still shows its Georgian provenance throughout.
It's terraced, with three storeys over a basement and a dormer attic, and with a bow-shaped bay at the back taking advantage of the harbour views.
The basement, ground floor and first floor consist of offices and store rooms at present, should a new owner have in mind a commercial use for the building. The living areas are on the two floors above.
First of these is a second-floor living room at the back, with a window in that rear curved bay overlooking the harbour, and there are double doors leading from there to the kitchen, which, as it stands, reflects the taste of someone who's more interested in relaxing than in cooking.
There's also one bedroom on this floor, as well as a bathroom.
On the third floor is the main bedroom, again with those curvilinear harbour views, and there are steps leading up from here to a 170 sq ft wardrobe area on a mezzanine level.
There are two further bedrooms on the second floor, giving a total floor area of 4,465 sq ft.
The house is right on the street at the front, while out the back there is a paved garden dotted with shrubs and trees, which you can reach both from the basement and the ground floor.
The agent handling the sale of Number 28 Lower O'Connell Street is Cohalan Downing in Cork city (021) 427 7717, and the asking price is €750,000.
