Families in Leixlip on a space odyssey

Families perusing the market for properties with extra space are being drawn to this Leixlip development of large three, four and five-bed properties with attics that are ripe for conversion.

Space has been maximised at each of the Beechpark homes through higher-than-average ceiling heights on the ground floor and convertible attic spaces of 338 sq ft to 475 sq ft, depending on the house type.

Kilbegnet Developments began building work on this scheme in 2005 and multiple phases have followed. There are eight units left in the current phase, which is due to be completed by January.

All of the houses have either west or south-facing rear gardens and overlook a large green area. Buyers with young families can avail of the on-site Little Harvard Creche and Montessori.

Still on the market at Beechpark is one three-bed mid-terraced house that is 1,166 sq ft in size and costs from €285,000, two three-bed end-of-terrace houses, which are slightly larger at 1,212 sq ft and priced from €320,000.

There are also two three-bed semi-detached houses that measure 1,212 sq ft and cost from €325,000, and two four-bed semi-detached houses that span 1,426 sq ft and priced from €370,000. At the top end of the scale is one five-bed semi-detached house, which is laid out over 1,649 sq ft and has a price tag of €410,000.

The exteriors are red-brick with cream concrete trim, windowsills finished in granite stone, and maintenance-free rendering to the rear and sides. There are cobble-locked driveways out front that are separated by planted shrubbery.

The properties, designed by architects McCrossan O'Rourke Manning, have uPVC double glazed windows and a hardwood heavy-duty front door with brushed chrome handles and a multi-point locking system for added security.

Timber side-gates and double-doors from the kitchen/living area lead to a fenced rear garden and a patio area.

Inside, the four-beds have an L-shaped kitchen/dining/seating area with a breakfast bar, a separate living room to the front and a guest WC on the ground floor.

The kitchens in all of the house types are by Nolan Kitchens, and wardrobes from Cawleys Furniture have been fitted to each bedroom. There are Carroll Joinery internal doors and each house comes fitted with a fireplace wired for an electrical fire.

Other internal finishes include moulded skirting boards and architraves, and a hardwood handrail on stairs.

Passive house principles have been adopted at Beechpark, with high levels of insulation and air tightness, solar PV panels, a heat recovery ventilation system that provides a constant stream of fresh air, and high-performance glazing giving the homes an A energy rating.

Beechpark is located a few minutes' drive from the M4 motorway at Exit 6. Lucan is 8km away while Maynooth is 7km. The village of Leixlip is adjacent and there is a train station at Louisa Bridge, while the M4 exits from the development. Intel is a major employer in this area and its campus is 2km away from these homes.

The viewing times for Beechpark is 11.30pm-1pm on Saturdays and between 2pm-4pm on Sundays.
