South Mews, an ultra-modern property being built on Kenilworth Lane South in Rathgar, is the brainchild of Jamie Moran, who launched his own building firm a year after competing in the 2010 series of The Apprentice on TV3, a franchise first run in the US by Donald Trump.

Moran had been focusing on renovating existing properties and on building one-off new builds until his company launched an enclave of four homes called Pirton in Dundrum last year.

Now Moran is seeking at least €1.25m for South Mews, a three-bed detached contemporary dwelling designed by the award-winning ODKM Architects in the predominantly red-brick enclave of Dublin 6.

When it is finished, South Mews will sit on a large corner site, one of the few remaining undeveloped plots of its kind in the upmarket suburb. Unusually, the site is 120ft long, which has enabled ODKM to design parking for up to three cars to the front and a 39ft garden to the rear.

Inside the gates and stone walls will stand a sleek 2,550 sq ft property. While there is scope for the buyer to alter the internal layout to their own requirements, or even buy the site unfinished for €695,000, there is a mezzanine level over the dining area under the present design. On entering the home, there will be a two-and-a-half storey hallway with a light-well that spans the length of the house.

Immediately to the left of the hallway will be an open-plan sunken living room with built-in seating and plenty of space to cater for large gatherings. A feature glazed stairs leads to a mezzanine area on the first floor overlooking the main dining area - this space could be used as a home office or study.

The main kitchen and dining area is entered through a full-height glazed sliding door, with oversized glazing looking on to the south-facing back garden. An additional lounge area completes the three-zone open-plan kitchen area.

Upstairs, the existing design allows for three large double bedrooms, although the house could easily cater for a fourth bedroom. The 600 sq ft master bedroom has an ensuite and a large walk-in wardrobe.

Construction is due to start later this year and South Mews will be finished by the spring if the buyer goes ahead with the current design.
