Newtown Hall, a development of homes set around a series of small cul-de-sacs, has an enviable location. It adjoins the 19th century leafy parklands of St Patrick's College and NUI Maynooth and sits parallel to the cycleway along the tranquil Royal Canal towpath to Dublin, part of a planned coast-to-coast greenway.
The final phase of the scheme on the edge of Maynooth, Ireland's only university town and the country's fast-growing college campus, is being launched this weekend.

There will be 240 residences at Newtown Hall when it is complete, with a further 10 more units being released as part of the same phase later this year.
If the previous phase - introduced last year - is anything to go by, the three-beds will likely prove popular with first-time buyers, while the larger option will attract young families in the area who are planning to trade up.
Built by Blue Sky Homes, the four-bed end-of-terrace houses at Newtown Hall have 1,400 sq ft in space over two floors.
A further 270 sq ft in attic space, already floored, could be converted at a later date to provide additional accommodation. The three-bed mid-terrace homes, which span 1,070 sq ft, have a similar attic space. Prices for the four-beds start at €360,000, while the three-beds cost from €288,000.
All the homes have good-sized back gardens and paved driveways with enough space for at least two cars. Inside, the four-bed house style has a large, open-plan L-shaped kitchen, living and dining area with French doors that open on to the rear patio and garden. To the front of the house is a separate sitting room and on the first floor, there are three double-bedrooms and a master ensuite.
The three-bedroom option comes with a living room, kitchen/dining room, utility and three bedrooms, including one master ensuite. The kitchens and wardrobes are by Bedroom Elegance and prospective purchasers will have a wide range of finishes and colours to choose from.
These A3-rated homes have PV solar panels, high levels of insulation in the floors, walls and roofs, and A-rated condensing gas boilers.
Newtown Hall is near a Lidl and the well-known Glenroyal Hotel and shopping complex, putting it firmly into the family home category. The development is within walking distance of the Maynooth rail station, which has a frequent daily commuter service that runs to Connolly and Pearse Station in about 35 minutes. The town is about 20km from Dublin and is just off the M4 motorway on Exit 7.
Some of the houses are built and ready for immediate occupation, while the majority of houses going on sale this weekend will ready to live in by the middle or the end of the summer.
