Technology executives in their 40s and 50s have made up the bulk of buyers to date at Balure, a small enclave of five and six-bed detached homes built on the grounds of a period house in Killiney, according to the selling agent.

The development of six double-fronted three-storey homes with traditional sash windows was constructed around Balure House, which sold in February 2015 for €3.25m. The scheme is situated in a secluded cul-de-sac off the eastern side of Church Road, close to its junction with Killiney Avenue.

Three of the six homes, which were first launched almost a year ago, are still on the market. Number 4 Balure has 4,000 sq ft and is priced from €1.6m, while No 5, a similar home, costs €1.625m because it is a former showhome that comes with fittings such as carpets and curtains. Number 7 Balure, which has a different design to No 4 and No 5, has 3,100 sq ft of living space and a €1.55m price tag.

All the homes are accessed through an electronic gate with a video intercom system. Inside, an open-plan layout features a traditional-style hand-crafted and painted kitchen with a stone worktop, a central island unit and a fully tiled floor. The living and sitting rooms are wired for home cinema and come with stone fireplaces with wood-burning stoves. Other stand-out interior features include a central vacuum system, bespoke coving throughout the ground floor, a hardwood painted staircase with an oak handrail and timber panelling to the hall, landing and living room.

Upstairs, all five bedrooms come with an ensuite and built-in painted wardrobes. The master bedroom is on the first floor and has a walk-in wardrobe. A door from this area leads to the master ensuite, which features a walk-in shower, a free-standing bath, double vanity sinks, presses and heated towel rails. There are three other bedrooms on this level.

The ensuite for the fifth bedroom on the top floor has a corner bath. Also on this floor is a media room that could also be used as a sixth bedroom. As well as the attic, there are other substantial storage areas throughout the homes. The houses at Balure were designed to have an A2 BER. PV solar panels help reduce energy bills and there is an energy-efficient condensing gas boiler that provides underfloor heating to the ground floor.

Balure is about a 25-minute walk to Killiney Dart Station and the coast. There is plenty of public transport access to the city, with Luas stations at Cherrywood and Dart stations at Killiney and Dalkey. Viewing is by prior appointment.
