Celeb links to swish apartment block

Embassy Court, a boutique development of 16 apartments and penthouses named after Ballsbridge's embassy belt, has attracted buyers returning from London and purchasers trading down from larger homes in Dublin 4 or Meath and Kildare.

Of the seven homes that were launched in the second phase last month, four properties remain, all of which are two-bed apartments.

Sizes range from 1,025 sq ft to 1,139 sq ft - larger than many starter homes.

Two of the units at the low-rise block (there are just three levels) are on the ground floor and the other two are located on the first floor.

Prices range from €800,000 to €1,05m.

Designed by McCrossan O'Rourke Manning, the complex was built in 2003 and the properties were rented out as short-term corporate lets. Some of its better-known tenants included Keira Knightley, who stayed there during her filming of King Arthur, and stars from The Tudors series.

Twinlite Construction, the company behind the main residential development at Tyrrelstown in Dublin 15, originally built the swish block.

It then refurbished the apartments and penthouses so they could be placed on the sales market for the first time at the start of this year. Twinlite is also building Enderly, one of Dalkey's first new residential estates, with the scheme due to launch in September.

Located on Prince of Wales Terrace, off Sandymount Avenue, almost all of the Embassy Court homes have balconies that overlook the communal Japanese-style mature gardens.

Inside, the apartments have central vacuum points in every room, inset fireplaces in the living room, and Philippe Starck-designed sanitary ware in the bathroom and en-suites.

All units come with two parking spaces in the secure underground garage as well as a large storage room.

Buyers have the option to avail of a weekly professional maid service for cleaning and laundry - at an additional cost. They can also engage the services of Phoenix Interior design to fit out and style the kitchens, flooring and window treatments.

Embassy Court is 3km from Grafton Street and 150m from the Dart station at Sandymount.
