The continued delay of a new waste water treatment plant in Arklow has proved an obstacle to potential residential developments in the Viking-founded town, but Noonan Construction, which built Meadowvale, has been able to push ahead with its latest phase of the development due to having its own plant on site.
The developer is adding 39 three and four-bed detached and semi-detached homes to its existing scheme, which is located on the south-eastern edge of the Wicklow town. Just seven are being released at present, with the selling agents securing deposits on a number of the units during a pre-launch held on Saturday.
The agents have also fielded a number of enquiries from investors keen to buy in the commuter town, where a dearth of housing stock means three-beds are generating a monthly rent of about €850.
Both the three-beds and four-beds in the latest phase at Meadowvale are larger than previous versions at the residential estate: the three-bed semi-detached houses measure 1,094 sq ft and cost from €215,000, while the four-bed semi-detached version spans 1,371 sq ft and is priced from €240,000. Newly-introduced finishes at the properties include decorative front driveway paviours and solid internal doors with brush-steel ironmongery.
The hand-crafted kitchen units come with soft-close doors and drawers, and pelmet downlights. There is sanitary ware and extensive wall and floor tiling in the bathrooms and ensuites, and a decorative stove in the lounge. Other interior finishes include contemporary grooved skirtings and architraves.
The houses are also more energy efficient than their predecessors. The 'A' rated properties have a gas-fired central heating system for the radiators and PV solar panels to top up electricity will replace the solar panels to heat water that were installed in previous phases.
Residents of Meadowvale can use the two tennis courts located close to the newest phase and a children's playground will be built beside the courts. Meadowvale is close to the N11/M11 and is a three minute drive from the M50. Dublin is about 90km away. The show house will be open tomorrow from 2pm-4pm.
