This extensive development at Bracken View has been ongoing now for a while, so it is a mature, well-settled area for these 23 new apartments which launch this weekend.
It is the first of three blocks which will be built on the site.
A mix of two and three-bedroom units from Cosgrave, what caught my eye here are the things you can't see.
This developer has always been known for its commitment to passive housing - its development at Honeypark in Dun Laoghaire won the SEAI environment award when it launched, and Bracken is a mix of A2 and A3 ratings aided by low-E glass, heat recovery systems and the usual array of energy-saving measures.
However, also included is a novel central heating and water system called Prepaygo. Pressurised water is heated centrally for the block and residents pay for what they use. It means apartments don't have a boiler or tank, freeing up space for other things.
The water is always piping hot and heating is controlled by smartphone with no monthly bills; users top up the app as they go along. Interesting - and perhaps the future. Builder Michael Cosgrave reckons savings of up to 30pc are available by utilising controls in this way. In keeping with the eco theme, he has also arranged a GoCar hire terminus on site.
That's the science bit, but buyers will be looking at the decorative also.
The 14 two-beds are 871 sq ft each and have an open-plan kitchen/dining/living area, two double bedrooms, one ensuite, a bathroom and two store rooms. There is a glass/steel and decked balcony on all apartments. These will be on the market from €270,000.
The three beds, of which there will be nine, are 1,205 sq ft. These also have an open-plan kitchen/dining/living area with floor-to-ceiling French doors and windows. There is flexibility to use the space in different ways depending on family needs.
The master bedroom is ensuite and this comes with three storage areas and a balcony. These will start from €360,000. Kitchens are shaker-style in matte neutrals, with chrome handles and soft close drawers from Nolans. There is a breakfast bar with gloss worktop. Wardrobes are from Cawleys and have a walnut trim.
Windows in the bedrooms are also floor-to-ceiling and some are dual aspect rooms.
Eleven apartments are available for purchase immediately and ready for occupation by the end of next month.
