Affordable Citywest prices aimed at first-time buyers

This weekend's release of 15 houses at Silken Park, a scheme of two-bed, three-bed and four-bed houses, is one of the first developments in west Co Dublin to target first-time buyers, according to its developer, Patrick Durkan, managing director of Durkan Residential.
The 15 properties are still under construction at Silken Park, a development of 146 homes on a 15-acre site off the M7 and the old Naas Road in Citywest, and will be ready to be occupied just before Christmas.
The new houses are considerably more affordable than when units at Silken Park first went up for sale in 2007, when prices started at €395,000 for two-bed houses with a study. Now prices for a two-bed mid-terrace, end-of-terrace and semi-detached dwelling start from €220,000. The three-beds, which are 1,033 sq ft in size, cost from €260,000, while the four-beds, which measure 1,270 sq ft, are priced from €285,000.
Each house will come with fully fitted contemporary kitchens and integrated appliances, built-in ivory-painted wardrobes in the bedrooms, and bathrooms fitted with sanitary ware. The A3-rated homes will feature PV solar panels, a natural gas central heating system, Rational glazed windows and patio doors, and a high level of insulation.
The red Luas line, a five-minute walk away from Silken Park, brings residents at the scheme to the centre of Dublin in just 22 minutes. The development is also a short drive away from Citywest Shopping Centre, Avoca, and the M7 and M50.
Two new show homes are open tomorrow and Sunday, between 12pm-2pm.
